Repossession pressure

Options if repossession is on the horizon

Mortgage arrears and court timelines are stressful. A fast cash sale is one route, but it is not the only one and it is not right for everyone.

Mortgage arrears and court timelines are stressful. A fast cash sale is one route, but it is not the only one and it is not right for everyone.

Wynne Estates may buy your home before possession completes if there is enough time for conveyancing and your lender agrees a sale. We are not financial advisers and we do not provide debt counselling.

Independent help: MoneyHelper (free government-backed guidance) and Shelter (housing advice) can explain court processes, breathing space, and alternatives. Links are below.

Don't rely on a sale to beat a possession date. Get advice first.

Independent advice

MoneyHelper offers free guidance on money and mortgage problems. Shelter advises on possession and housing rights. StepChange offers free debt advice. Citizens Advice can help with housing and money problems. We are not affiliated with these organisations.

How it works with us

  1. 1

    Understand your position

Speak with your lender and take independent advice. We can proceed only if a voluntary sale is still realistic and your solicitor confirms title issues.

  2. 2

    Quick assessment visit

We inspect the property and discuss arrears only at a high level; your solicitor handles lender correspondence.

  3. 3

    Written cash offer

Our offer will usually be below market value. It must be enough to clear the mortgage and costs if that is your goal. We do not promise a particular timescale until conveyancers review the file.

  4. 4

    Coordinated completion

Funds go through solicitors so the lender can be redeemed. If court dates are tight, everyone must agree whether there is enough time; we will not claim a sale is certain until contracts are exchanged.

Honest comparison

Every route has trade-offs. Cash offers from Wynne Estates are usually below open-market value; we set that out before you choose.

Estate agent

Pros

  • Potentially higher price if the market is strong and time allows
  • Familiar route for lenders expecting open-market marketing

Cons

  • Viewings and chain delay may exceed court windows
  • Commission reduces net proceeds
  • Fall-through restarts the clock

Auction

Pros

  • Can attract cash investors quickly

Cons

  • Uncertain final price; may not clear the mortgage
  • Upfront costs and tight legal deadlines

Wynne Estates

Pros

  • Single cash buyer; no chain behind us
  • One visit and a clear written offer
  • Sale completed through solicitors, including mortgage redemption if proceeds allow

Cons

  • Below-market offers; may not clear all debts
  • Not a rescue service; we decline if time or title does not work
  • We do not provide legal or debt advice

Timescales (conditions apply)

  • Court and lender timelines

These set the real deadline. A sale needs time for searches, mortgage redemption figures, and exchange. We cannot override a possession date.

  • Our purchase timeline

We aim to complete as quickly as the solicitors and searches allow. We'll give you a realistic date once both conveyancers have reviewed the file.

If our visit shows more work or issues than we expected, we may revise the written offer and explain the change before you decide whether to accept.

FAQ

Where can I get free advice?

MoneyHelper (moneyhelper.org.uk) covers money and mortgage difficulties. Shelter (shelter.org.uk) advises on possession hearings and housing rights. StepChange (stepchange.org) offers free debt advice. Citizens Advice (citizensadvice.org.uk) can help with housing and money problems. Use them before you commit to any sale.

Will you stop repossession automatically?

No. A sale completes only if the lender accepts redemption and timing works. We do not guarantee that a court claim will be halted.

Do you charge upfront fees?

We do not charge you a fee to make an offer. Standard seller legal fees can be covered on completion as stated in your offer letter. If you withdraw after accepting, you may need to repay legal costs we have paid, as set out in that letter.
