Privacy policy
This policy describes how Wynne Estates (Wynne Estates Limited) handles personal data when you use this website.
What we collect
When you submit the lead form we collect the details you enter (such as contact details and information about your property) so we can respond to your enquiry.
How we use it
We use your details to contact you about your property and to progress a possible sale. We do not sell your data to third parties.
This website is run by Wynne Estates Limited, the controller of your details. We use service providers that process data only on our instructions: Vercel (website hosting), Resend (email delivery), Supabase (secure database backup) and our email provider. Google Ireland Limited (Google Tag Manager and Google Analytics 4), Meta Platforms Ireland Limited (Meta pixel) and Microsoft Ireland Operations Limited (Microsoft Clarity) process data only if you click Accept on the cookie banner.
Your rights
You can ask what we hold about you and request correction or deletion. Contact: sam@wynneestates.com, or write to us at C/O ESDG Accountancy Ltd, 44 Royal Parade Mews, London SE3 0TN.
Cookies and the Meta pixel
Wynne Estates Limited ("Wynne Estates", "we") is the controller for personal data collected on this website. Company no. 17349975 (registered in England & Wales). Registered office: C/O ESDG Accountancy Ltd, 44 Royal Parade Mews, London SE3 0TN. Contact: sam@wynneestates.com.
Your cookie choice. We store your choice in your browser's local storage under the name wynne-cookie-choice (value "all" or "essential"). This is strictly necessary to remember your choice, so we don't need consent for it. It lasts for 12 months, after which we ask again.
Google Tag Manager and Google Analytics 4 (only if you click "Accept"). If you accept, we load Google Tag Manager provided by Google Ireland Limited. It may load Google Analytics 4 and related tags to measure site use and how our Google Ads perform. Google may set cookies such as _ga and _gid. We use consent mode so tags stay denied until you accept.
Microsoft Clarity (only if you click "Accept"). If you accept, we load Microsoft Clarity from Microsoft Ireland Operations Limited for session recordings and heatmaps. Fields you type in the lead form are masked in recordings using Clarity's data-clarity-mask attribute so your contact details are not shown.
Meta pixel (only if you click "Accept"). If you accept, we load the Meta pixel provided by Meta Platforms Ireland Limited. It sets a first-party cookie, _fbp (lasts 90 days), and, if you arrived from a Facebook or Instagram ad, _fbc (90 days). When you press Accept, we use click IDs (fbclid, gclid) and Pixel page-visit tracking, and send Meta your hashed email and phone, IP address, browser details and Meta cookie IDs to measure how well our ads work and show our ads to relevant people. On Reject or no choice, only the anonymous count goes.
Lawful basis for cookies and the pixel. Your consent (UK GDPR Article 6(1)(a), and regulation 6 of the Privacy and Electronic Communications Regulations). If you don't accept, the pixel doesn't load and no advertising cookies are set.
Anonymous enquiry counts (legitimate interests)
If you reject cookies or make no choice, we still tell Meta that an enquiry happened, as an anonymous count with no name, contact details, IP address, device or click identifiers, so it can't be linked to you.
When you submit an enquiry but reject cookies or make no choice, we rely on our legitimate interests (UK GDPR Article 6(1)(f)) to count total enquiries and evaluate advertising effectiveness.
For this count, we send Meta Platforms only an event name ("Lead"), an event timestamp rounded down to the hour, and a generic page path, with no cookies, IP address, browser or device details, and no personal details. The event identifier is strictly ephemeral and generated randomly at the moment of sending: we keep no reference linking it to you.
This count is transmitted to Meta Platforms in the United States under the UK Extension to the EU–US Data Privacy Framework or Standard Contractual Clauses (SCCs). Meta Platforms Ireland Limited receives this count and uses it under its own terms (the Meta Business Tools Terms) as a separate controller. It is not our processor. We have asked Meta to apply Limited Data Use to these events; this is a Meta setting designed for US privacy laws and does not change your rights under UK law.
Right to object (UK GDPR Article 21(4)). You have the explicit right to object at any time to your enquiry being included in this anonymous count. If you object, contact us at sam@wynneestates.com and your email or phone number will be added to our suppression list so no Meta events are ever dispatched for your enquiry. You can also ask for a copy of our legitimate interests assessment via sam@wynneestates.com.
Who is responsible. We and Meta Platforms Ireland Limited are jointly responsible for collecting this data through the pixel and sending it to Meta. Meta is responsible for what it does with the data afterwards, as described in Meta's Privacy Policy.
International transfers. Google, Meta and Microsoft may process data in the US. These transfers rely on the UK Extension to the EU–US Data Privacy Framework (Google LLC, Meta Platforms, Inc. and Microsoft Corporation are certified).
Changing your mind. You can withdraw consent at any time, as easily as you gave it, using Cookie settings in the footer of every page. Choose "Reject" and analytics and advertising tags stop loading; we delete Meta cookies such as _fbp and _fbcwhere possible. Withdrawing doesn't affect anything that happened before.
Your rights. You can ask for access, correction, deletion or restriction of your data, and you can object. You also have the right to complain to the Information Commissioner's Office (ico.org.uk, 0303 123 1113).
